Short outlines for partners and serious clients. Final numbers sit on the project quote — this page shows what we lock before production.

01 · House extensions

System: Insulated modular volumes + aluminium framing; solid walls with controlled openings
Glass: Performance IGU specified (Low-E / thickness / safety). Local supply or factory-glazed — stated on quote
Deliverables: Fabrication drawings, opening schedule, packing list, junction notes
Lead time: Confirmed after deposit; depends on size and factory load
Local scope: Foundations, crane, weather seals interface, planning already cleared by client
Warranty: Structure/system warranty period stated on contract (not left verbal)

System: Finished modular pods: office, gym, studio, guest — standard shells with option packs
Glass: Factory-glazed preferred for speed and quality control
Deliverables: Install guide, fixing points, electrical stub notes where applicable
Lead time: Shorter than extensions when within standard sizes
Local scope: Base/pad, service connections, permitted-development check by client/partner
Pricing stance: Accessible, productised — not villa-extension pricing

System: Full prefabricated house volumes; eco options (solar, heat-pump interface, envelope upgrades)
Glass: Envelope glazing specified as part of the house package
Deliverables: Module plan, sequence notes, packing & shipping plan
Lead time: Longer programme; gated by design freeze and supply chain
Local scope: Foundations, crane, services, statutory approvals
Note: We scale this path when the house supply chain for your market is confirmed in writing

System: Made-to-measure balustrades & stair systems: aluminium/glass, light-luxury bars, classic series, compact upgrades
Inputs: Rise/going, photos, plan, finish selection or designer drawing
Deliverables: Cut list, assembly drawings, finish confirmation, export packing
Lead time: Per run length and finish — on quote
Local scope: Install labour; compliance with local stair/guarding rules (e.g. UK Part K) confirmed locally
